BRIGHTON CONFERENCE 13-15 March 2007

Tully De’Ath was once again pleased to be exhibiting at the premier social housing event in the South East. In addition to taking Stand No 48 we also entertained Clients, Registered Social Landlords and other Consultants at various functions during the Conference.   Red Nose Day  

Red Nose Day comes to Tully De’Ath

Once again Tully De’Ath is looking forward to supporting Red Nose Day on the 16th March.

Our very own Charley Lewis is organizing various fund raising events, the first of which is a Quiz (no doubt cakes and chocolate will fit somewhere into the agenda too!). This is open to everyone at Tully De’Ath and their families, with various prizes to be won.

The winner will be announced on Red Nose Day, 16th March 2007.

We’re planning for this to be one of a number of events and are hoping to raise as much money as possible for this really deserving charity.

 

 
   

Channel 4 features a Tully De’Ath scheme

It was with great pleasure that we saw a recent project of ours grace the small screen.

Grand Designs, the ever popular Channel 4 show, recently featured a water tower conversion at Rolvenden, Kent.

Commissioned by our clients Bruno and Denise Del Tufo and working with architects FFBA Ltd and contractors George Stone Ltd the brief was to help convert a dilapidated concrete water tower into an aesthetically pleasing and habitable family home.

The Design Team delivered a bold, uncompromising extension in metal, glass and concrete with the original structure kept visible to allow the new house to be threaded between the legs of the water tower.

The new living area is supported on steel columns, sized and spaced to reflect the layout of the original water tower legs, and the walls, floor and roof are of structural timber clad in zinc sheet.

The new steel framed glass clad entrance area has a steel staircase that rises through the base slab of the original water storage tank to give access to two further storeys of living space.

A new steel and timber pyramid roof reflects the original Edwin Lutyens design.

Grand Design’s presenter, Kevin McCloud, commented that the building was not just ‘an extraordinary building, but an extraordinary home’. We’d agree and found the project enormously enjoyable and challenging.

Investors in People

It’s with immense pleasure we are able to announce that following a recent review we have successfully achieved ‘continued recognition’ as an Investor in People.

Working to the recently introduced and significantly more demanding IiP Standards our Assessor concluded that we had an excellent business with excellent people.

The next review is due in 2009 during which time our aim is to further improve business performance through the proactive training and development of our people.

The Directors of Tully De’Ath wish to express their sincere appreciation to all staff for their contribution in helping retain this important accreditation.

 

 
   

Sewer for Adoption – 6th Edition

This document has recently been published and came into effect on the 1st May.

We thought you might value an early heads up of some of the important changes that have been introduced. These include:

  • SUDS devices such as swales, infiltration devices and soakaways can now become adopted, although the conditions imposed upon them will only make this possible in certain locations / situations.
  • Micro pump stations will now be adopted for developments of more than 15 properties on the proviso that the locations and specifications (details of which are included in the document) are agreed with the sewerage undertaker.
  • Easements are no longer automatically required where adopted sewers pass through private land. This is discretionary and early discussions with the sewerage undertaker are advised.
  • Lateral drains, i.e. the drain from the boundary of the property it serves to the sewer, should now be offered for adoption. These chambers or any lateral drain would generally not require a protected strip.
  • The sewerage undertakers addendums previously provided are now included within the one document.

There are a number of other changes and we’d be happy to talk to you about them.

Something which now works hand in hand with Sewer for Adoption is the recent replacement of PPG25 with PPS25. A major consequence is a move from a ‘guidance’ approach to a ‘statutory’ obligation. This means Planners will now have to consult the Environmental Agency who will request flood risk assessments if:

  • the development is within a flood zone 2 or 3
  • it is a development of 10 or more houses over 0.5 HA or over 1.0 HA for commercial

Consultation on this document has just finished and is due to be published later this year.

Flood Risk Assessments are an important part of the service we offer and we’d welcome the opportunity of taking you through examples of our knowledge and experience or discussing a specific project with you.

 

 
   

Sailing Day – 6th April

As part of the Tully De’Ath Sailing Programme we once again took to the waves, this time partnered by Pellings, the multi-disciplinary QS Practice based at Bromley, Kent.

Joined by 20 guests, we crewed two 44’ Bavaria type yachts and enjoyed a return trip to Cowes. Bathed in sunshine, our day featured a competitively fought ‘navigation challenge’ on the journey home.

UPDATE - Westway Beacons

This exciting landmark design for affordable and sustainable housing is coming on a pace.

Comprising of five Blocks, all are complete externally and are visible from the Westway A40 trunk road showing the vertical cast glass elevations. Within a few weeks works will start on the kerbing to the road and soft planting will then commence.

A show flat for the Shared Ownership apartments will be ready at the end of April.

VIP Visitor

On the 3rd April the recently appointed leader of the Liberal Democrat party, Sir Menzies Campbell was caught on BBC TV cameras campaigning for local elections inside Higgins’ Market Estate site.

Tully De’Ath are producing both the Civil and Structural engineering designs and the BBC crew filmed Sir Menzies’ electioneering visit as he observed progress of the latest demolition work.

The scheme features the rebuild of a £40 million Islington estate. When finished it will provide 359 stylish new homes for both affordable shared-ownership and rent, together with10 retail properties.

Boat on a roundabout

From weeds to waves - rail users could be greeted by a traditional fishing boat as they leave Hastings Station if new proposals get the go ahead.

Hastings Borough Council hopes to install the vessel on the roundabout outside the Station in a bid to improve this important gateway to the town and have asked Tully De’Ath to provide the engineering solution. The boat RX53 is currently undergoing restoration after appearing in an episode of Foyle's War.

Project Director Neil Mortimer comments ‘We are proud to be associated with this landmark development that is designed to exemplify the history and character of the area. It also signifies the intent to continue with the regeneration of this vibrant part of the South Coast’.

Brighton Chartered Institute of Housing Conference 14-16 March 2006

Once again Tully De’Ath was pleased to exhibit at the premier housing conference in the South East.

Brighton Chartered Institute of Housing Conference 14-16 March 2006

Framework Agreements

Further to our recent appointment to the Newlon Housing Association Framework Agreement we have also successfully completed a PQQ bid for Catalyst Housing Association and been invited to tender for its Framework Agreement.

A PQQ submission is also with Metropolitan Housing Trust.

Fostering excellent relationships with Registered Social Landlords and Local Authorities continues to be a major aspect of our development strategy and one we keenly pursue.

 

Central Sussex College - Bid Update

Tully De’Ath is proud to be part of a bid led by William Verry to procure a £12m contract.

The project involves the multi-phase redevelopment of the entire College campus with Phase 1 featuring the construction of a new Performing Arts Centre and Theatre.

The outcome of our bid is imminent with works due to commence during Spring 2006.

 

Finding new turf!

Our Practice always looks for new opportunities and we are pleased that Arena Leisure Plc has now joined our distinguished list of clients.

Working with them at Worcester, Southall and Lingfield racecourses we’ve provided design solutions for new stable blocks, weighing rooms and presentation areas as well as structural inspections and safety audits.

Charles Hendry MP visits Tully De'Ath

In mid-November we were pleased to extend a warm welcome to Charles Hendry, our Constituency MP and Shadow Minister for Industry and Enterprise.

During his visit Charles learnt a little bit more about our Practice, expertise and successes as well as gaining a feel for our vision of the future. Also he took the opportunity to meet many of our staff during an impromptu tour.

A very successful inaugural visit concluded with an informative and interesting discussion that covered social housing, planning and resources as well as the Thames Gateway and 2012 Olympics.

We now continue with our ongoing programme of understanding the dynamics and delivery of Local and Central Government Policy and Funding.

Little Britain Challenge Cup 2005

In September Tully De'Ath once again took to the sea and completed a very successful Little Britain Challenge Cup with its racing partner PRP Architects.

Over the course of 4 days and sailing on Destination Anywhere, a Beneteau Clipper 47.3, we competed in 2 races which were dramatically affected by the sudden lack of wind in the Solent area - which made for some interesting sailing!

Joined by our friends from Places For People, Bellwinch Homes, Crest Nicholson Residential and Lawrence Foote and Partners a truly fabulous time was had by all whilst contributing a sizeable sum to the LBCC chosen charities.

This event is the largest annual industry regatta in Europe and one which we are proud to have competed in and be associated with for many years.

We now look forward to the 2006 sailing programme.

CIH Conference - The Brighton Centre 15 th - 17 th March 2005

Once again, Tully De’Ath hosted a stand at the Chartered Institute of Housing Conference in Brighton from the 15 th – 17 th March.

We launched our new corporate DVD and our stand focused on current developments within the construction industry, particularly Masterplanning and Modern Methods of Construction.

We saw many faces, old and new, and were thrilled to be part of such a successful and ever popular event.

We look forward to exhibiting again in 2006.

De Beauvoir Estate

Team: Durkan, PTE

Durkan has now successfully completed the De Beauvoir building, a mixed-tenure development of 72 units constructed on a confined site in Islington. This interesting five-storey building incorporates a concrete basement car park and a hot-rolled steel frame above first floor level, with lightweight cladding on timber frame infill panels.

A particular triumph, for Tully De’Ath, has been the success of the specially designed bolt-on balcony structure, which, in simplifying and speeding up the construction process, removed the cladding phase from the ‘critical path’ in the building programme.

Harford Street

Team: Bellway Homes, PRP Architects

This project is now moving forward and has received planning consent for remediation which has commenced on site. The main Planning Application was passed in Mid December 2004.

The Stepney scheme, on the site of a former gasworks, will be of timber-frame construction over basement car parking, and will provide 532 houses and flats. Piling for the basement car parks is designed to span over the massive foundations of the gas holders, which will remain in the ground.

As the site is adjacent to the Regents Canal section of the Grand Union Canal, all sub-structural works will be carried out below the water table.

Heartbeat Scanners - France

Team: Turner Townsend, DLG Architects

In summer 2003 Tully De’Ath went international, providing services to the Home Office as part of a Term Agreement with Turner Townsend.

The project involves the design of buildings to house scanning equipment for use by the Immigration Services at six sites in Northern France: Le Havre, Cherbourg, Dieppe, Roscoff, Cocquelles and Dunkerque. There will be at least one heartbeat scanner per port, and at some ports scanners using the latest passive millimetric wave technology to assist in the detection of illegal immigrants.

Tenders using French Contractors under a design and build form have now been received, and approved on Le Havre, where - pending Government clearance - start on site is imminent.

Hornsey Street

Team: Newlon HT, Kier London, Sprunt Architects

The official topping-out ceremony for this RC-framed building took place on 30th September 2004.

Incorporating a complex structural design of interwoven walkways, the development is a multi-storey structure comprising seven floors of ‘key worker’ residential units over ground-floor commercial properties.

The proposed phased works form part of a major regeneration scheme for this area of London as part of the “Arsenal on the move” project and combine residential properties comprising housing and community facilities.

A major constraint on the foundation design - the close proximity of the Piccadilly Line underground railway tunnels, just outside the footprint of the building - meant that no load could be placed on the soil above a certain level. Tully De’Ath adopted an innovative “sleeving” of the foundation piles to ensure that the tunnel did not bear any of the weight of the building.

Ladbroke Grove

Team: Rok Llewlellyn, Bennet SEF, Kim Sangster Associates

Ladbroke Grove is now under construction and the superstructure frame is rapidly progressing with structural completion envisaged in early 2006.

On a very restricted corner site, this will be a mixed-tenure scheme providing 24 flats, some of which will be over commercial units at ground-floor level. The construction will be entirely of concrete frame, with lightweight cladding panels and internal walls.

Silwood Phase 2

Team: London Borough of Lewisham, Presentation HA, Tower Homes, London and Quadrant HT, Higgins Group, PRP

A full Partnering team has been created to provide a major regeneration scheme for the area and combine residential properties comprising housing and flats with community facilities.

Tully De’Ath’s involvement in this ongoing major regeneration – a mix of three-storey housing and multi-storey blocks of flats - continues apace. Phase 2 is rapidly approaching completion, Phase 3 has commenced demolition, with Phase 4 expected to be entered for planning in early 2005.

For the major part of Phase One, a hot-rolled steel solution was adopted. Phase Two, comprising five-storey flats using loadbearing brickwork and composite concrete floors, also includes an RC flat slab frame for the eight-storey landmark building at the estate entrance: the structure topped with a distinctive elliptical duo pitched standing seam warm roof with extended eaves details.

South Acton Estate

Team: London Borough of Ealing, Catalyst Housing Association, Wates, Ark Consultants ECD & Proctor Matthews, Dearle & Henderson

A major regeneration project involving long-term strategic planning for services, investigation into central heating plant, planning for utilising existing road networks where possible, and a major exercise in team working and partnering.

Masterplanning has now settled on a final layout and an outline Planning Application was achieved on 17th December 2004. The finalised layout generates a high quality, high density, sustainable community.
The phase 2 works are currently valued at around £140 million.

Tully De’Ath is also involved in reviewing and advising the UDF (Urban Design Framework) for the greater Acton development Phases 3, 4 and 5. This review was completed prior to Christmas 2004.
