Refurbishment of an existing RC framed building
Vineyard House was built in the early 1960's. The project involves the planned refurbishment of the existing RC framed building which consists of 6 Storeys and a Basement. The structural refurbishment works include opening / trimming works to add a large atrium opening at ground and first floor, works also include the addition of a mezzanine floor at upper ground level.
Tully De'Ath are to undertake visual non-intrusive surveys of the existing building to understand its structural composition and suitability for refurbishment works. We will carry out further site inspections once intrusive opening up works are carried out to determine the existing structure. Our investigations will enable us to produce recommendations for a cost effective structural solution.

As well as provide design and details for the removal of the slab at ground and first floor level to form new atrium openings, we will also incorporate in the designs a new loading requirement for a new stair. Structural works may include new columns, trimmer steel beams and/or trusses, any new columns within the scheme will require new foundations within the existing Basement.
Through our range of specialist third party services we enable Ground Investigation Works as required to evaluate the ground conditions if new foundations are required.
